Former Use: The Property consists of four contiguous parcels with the addresses of 1244, 1252, 1262 Main Street, and 30 Prospect Street in St. Johnsbury, Vermont. The Property is roughly ¿L¿ shaped and comprised of 4 adjacent parcels with a combined area of approximately 0.38 acres. The four adjoined parcels are owned by Rural Edge, a real estate development company in St. Johnsbury, VT. 1244 Main Street is the southernmost parcel followed by 1252 Main Street, 1262 Main Street, then 30 Prospect Street which comprises the northeast portion of the Property (see Figure 2). Prior to 2009, 1244, 1252, and 1262 Main Street each contained a multi-story brick commercial building. The first floor of the commercial buildings contained active businesses which included a pharmacy, grocery store, jewelry store, bakery, and deli. The upper floors of the commercial buildings contained 14 housing units. In 2009, a fire destroyed the commercial buildings and each of the Main Street parcels have remained vacant since that time. The 30 Prospect Street parcel contained a residential dwelling between approximately 1900 and 2016, when it was demolished. The entirety of the Property is presently vacant.
