Additional Property Attributes

The Phase I was conducted using Hazardous Assessment funds and recommended a Phase II based on two former gas stations located on the property and the potential for petroleum contamination. The Phase II identified a reportable release of petroleum in the soil and groundwater samples, as well as metals in the soil samples collected in the parking lot area. Further investigation was recommended, but has not been completed. An asbestos investigation was completed within the building. A small amount of asbestos was identified around some piping which was properly removed. Redevelopment is underway for condos and a PriceCutter on the first floor. The Phase I identified USTs in three locations around the former gasoline station/auto repair building. The May 1995 report indicated that two 4,000 gallon gasoline USTs were removed from an area located north of the building. In October 1995, the MDNR issued a No Further Action letter for the removal of these tanks. Analytical results from the UST removal indicated the presence of minor petroleum impact in the former area of the USTs, product lines, and fuel dispensers, however the concentrations did not exceed cleanup levels in place at the time or the current MDNR Default Target Levels for the parameters analyzed.

Former Use: The north portion of the property is occupied by Wheeler's Furniture and has been utilized for furniture sales since approximately 1962. The south portion is currently used as storage for Wheeler's. The south portion of the site was occupied by a filling station from the 1930s to approximately 1980. Automotive repair was also conducted on the south portion of the site from approximately 1926 to the early 1980s.
