Additional Property Attributes

The Phase I ESA did not identify any evidence of recognized environmental conditions for the subject property, and no further assessments were recommended. Suspect ACMs observed at the Site include exterior wall plaster/stucco, interior wall plaster, ceiling tile, floor tile, exposed floor mastic and sheet flooring. Sampling and analysis of those materials would be necessary in order to determine the asbestos content of these items, if any renovation or demolition is to occur. The owner intends to do facade improvements to correct damage to the building. Improvements include permits, site work, footing repair, exterior sheathing, electrical, masonry wall repair, soffits/fascia, windows, exterior door and hardware, masonry wall sealing, sign restoration, general cleaning, profit, and overhead. Per May 14,2010 email, suspect ACM was not disturbed during renovations to outside of building so not tested and no cleanup required.

Former Use: The subject property consists of a two-story building located in the west portion occupied by Adventures in Art and Mosaica Studio and a loft apartment with a parking lot located in the east portion. Historical research conducted during this assessment indicates the Site has been developed since the 1880�s and has been occupied by numerous commercial businesses such as a livery, a theater, a roller skating rink, a beverage wholesaler, a bookkeeping service and an auction service.
