Additional Property Attributes

The various colors and textures of interior paint noted during the property walkthru are suspected as being lead-based paint due to the age of the building. Contractor noted numerous types of building material that would be considered as suspect asbestos-containing material. Contractor recommends a thorough pre-demolition asbestos inspection in the Phase II ESA recommended as the next step. The Phase II report recommends asbestos and lead based paint in the building should be removed prior to demolition. Old school building is unsafe for humans without respiratory protection due to asbestos. Structural issues in the building make the site unsafe for unauthorized entry and access is currently restricted.

Former Use: The property is a rectangular-shaped parcel of land which contains one approximately 13,500 square foot two-story building with a basement on the north one0third of the property. D.W. Reese School occupied the property from 1938 to 1988. From 1988 to September 1990, the school building was occupied by Ozark MedicalCenter, Ozark Care and Counseling, and Learning Tree Day Care. The school building has been unoccupied since September 1990 and is in poor condition. Mr. Newton, the current owner, will have to pump water out of the basement prior to the Phase II ESA so an asbestos inspection can be done as part of the Phase II ESA 1.
