Additional Property Attributes

US EPA Assessment Grant funds were used to conduct Phase I and II ESAs in 2006, and a new Phase I ESA and a Baseline Environmental Assessment and Due Care Plan in 2010. The Phase II ESA assessed for impacts due to off-site RECs as well as the long history of site use for industrial/commercial purposes with hazardous substance use. The only impacts identified at concentrations above Part 201 residential criteria were lead in shallow soil samples, likely attributable to historic fill material rather than industrial site operations. The City intends to demolish the vacant site building and land-bank the property for future redevelopment.

Former Use: The site is currently occupied by an approximate 3,637 square foot one-story vacant building with an associated asphalt-paved parking lot. The site was vacant, undeveloped land from 1924 to 1928. The southern portion of the site was occupied by a residence 5027 Wyoming Avenue and the northern portion of the site was vacant, undeveloped land from 1930 to 1936. In 1945, the current small industrial building 5035 Wyoming Avenue was constructed on the northern portion of the site with an addition completed on the northwest side in 1976. In 1975, the residential building on the southern portion of the site was demolished and the lot was redeveloped as a parking lot. Former occupants of the site building included a welding company 1945 - 1972, die and mold companies 1974 - 1989, towing and truck service companies 1990 - late 1990s, and a gasoline station equipment sales/storage company late 1990s � 2005.
