Additional Property Attributes

The Site consists of one rectangular-shaped 0.651-acre property identified as Parcel 109-006, located at 8 Montello Street in Brockton, Massachusetts. The property is developed with a single-story commercial building constructed in 1967 and currently occupied by Avon Auto Brokers for car dealership purposes. The Site is accessed via paved driveways that connect to Montello Street to the west and Court Street to the north. The Site is located in a downtown mixed-use district primarily characterized by commercial offices, retail stores, and municipal buildings

Former Use: Between 1885 and 1893 the Site was occupied by a lumber yard and developed with several lumber sheds. Between 1909 and 1954, the Site consisted of vacant, undeveloped land. Since 1967 when the current Site building was constructed, TRC understands that the Site has been used for various commercial purposes including a drive-in restaurant, a gasoline filling station, and a car dealership. Known and/or documented petroleum use at the Site has included one 500-gallon No. 2 fuel oil aboveground storage tank AST in 1999, as well as at least one removed underground storage tank UST of unknown contents and capacity. According to information obtained from the City of Brockton Assessor�s Office, the Site is identified as Parcel 109-006, and is currently owned by Mr. Dana Nessen, President of Avon Auto Brokers.
