Additional Property Attributes

The Phase I was completed using funds from a previous EPA Brownfields Assessment Grant(BF-97116701-01) awarded to the FRCOG. At the time of the Phase I completion in 2005, there were five ASTs located on the site. The Phase I recommended a detailed reconnaissance and subsurface investigation be conducted to evaluate the soil and groundwater underlying the property for releases that may have occurred at the site. Since that time, the ASTs have been removed. A Phase II is being pursued.

Former Use: The site consists of four parcels located on the south side of River Road, adjacent to the Boston & Maine East Deerfield Rail Yard. The site is zoned commercial and is located in a mixed commercial, industrial and residential area. The site is located in an estimated habitat of rare wildlife and endangered species. The site has been used to store and distribute fuel oil, hydraulic/motor oil, gas and diesel fuel since at least 1923. Mobil Oil Corporation owned two of the four parcels between 1923 and 1979 and supplied diesel fuel to the B&M rail yard. The site was abandoned for five years prior to purchase by Doug,LLC in 2005. Lots 4 and 7 are classified as undeveloped land. Lot 5 contains a shop and a barn, which were built in approx. 1960. Lot 6 includes a garage built approx. 1925, a pumphouse for a private drinking water well, and five ASTs. The buildings are served by a septic system. Lots 4 and 7 were previously owned by the Penn Central Corp. until September 1979, when they were sold to Leo J. Burniske. Lots 5 and 6 were previously owned by Catherine A. Foley until Nov. 1923, when they were sold to the Standard Oil Co, which became Mobil Oil Corp, and held by Mobil until Nov. 1979, when they were sold to Leo J. Burniske. Phan Oil Co. purchased Lots 4,5,6 and 7 from the Burniske family in 1992 and owned the site until it was sold to Doug, LLC in 2005.
