Additional Property Attributes

The former gas station is located next to the Cuyahoga River and a county recreational trail. Once the facility is demolished, there are plans to use the property for parking for an adjacent redeveloped brownfield and for a trailhead to access a county park recreational park. SOIL: VOCs in soil were below VAP standards. 7 RCRA 8 metals below VAP standards. Lead and arsenic present. Arsenic below background value for Cuyahoga Co. TPH and PCBs below VAP standards; 16 PAHs present but below VAP standards except in 2 locations where benzo(a)pyrene, dibenz(a,h)anthracene, benzo(b)fluoranthene, ideno(1,2,cd)pyrene were above GDCS for residential land use. GROUNDWATER: VOCs, PAHs, 6 RCRA 8 metals below UPUS. Jan. 2016 - A portion of the property has been paved for use as a parking lot for workers/clients of Triad which purchased and has reused an adjacent former brownfield (1701 S. Front St). A trailhead is planned for the subject property.

Former Use: The property is a former gas station which is immediately adjacent to the Cuyahoga River and a recreational trail. The surrounding area has been used since the late 1800s for residential, commercial and industrial land uses. There is documentation of multiple releases, historical RECs, and USTs. More recent surrounding land uses are auto-related. The Property was historically developed with a welding shop from at least 1927 through the early 1930s, a stamping and welding shop from approximately 1938 to the early 1960s and a gasoline filling station and auto repair shop from the mid-1960s until approximately 2011. The existing building was constructed in approximately 1962 and an addition was constructed on the southern side sometime in the early 1980s. The building is currently used by the City of Cuyahoga Falls to store tractors and roll-off dumpsters. Previous owner is Erica Thomas.
