Additional Property Attributes

The Phase I ESA report recommended a Phase II ESA based on the presence of off-site RECs. The City of Waterloo plans to acquire the parcels as part of a land swap agreement. City officials intend to redevelop the two parcels with affordable infill housing units. The deal continues new construction momentum occurring in the neighborhood. Phase II ESA identified the following: � Barium, chromium, and lead detected in Range 1 soil at SB1 below Statewide Standards. PAHs including fluoranthene and pyrene also detected in Range 1 soil at SB1 below Statewide Standards. � No VOCs or TEHs detected in Range 2 soil above laboratory reporting limits. � Bromodichloromethane, chloroform, arsenic, barium, and lead detected below Statewide Standards in groundwater samples collected from SB1 and SB2. Waste oil and phenanthrene concentrations reported below Statewide Standards, however following data validation, these detections deemed to be not representative of groundwater conditions at the site. QEP recommended no further action based on the findings of the Phase II ESA activities.

Former Use: The parcel identified as 1025 Sycamore Street (PIN# 8913-25-137-012) has contained a residential home since 1902. The parcel identified as PIN# 8913-25-137-013 contained a residential home from 1897-1983. The property is currently a vacant lot.
