Additional Property Attributes

The property, now vacant, was historically used for residences. An assessment is required to facilitate the redevelopment of an adjacent brownfield for commercial uses. It is anticipated that the subject property will be donated to the Summit County Land Bank. Prior Phase I and II assessments performed in 2011 indicated the presence of contaminants on portions of this property that were included in the investigation of the brownfield north of subject property. A 2015 Phase I was performed for transaction purposes; however, a Phase II is now recommended due to RECs identified in the Phase I. The property lies downgradient from a gasoline station where Sanborn maps noted 2 USTs. It is also within close proximity to another gas station where a release was reported during the closure of a UST in March 2015 (after the 2011 ESAs). Additionally, there are 3-8,000-gallon abandoned USTs nearby. SVOCs found in groundwater in a well along the property's boundary in 2011, with no apparent source, led to the recommendation for further investigation. A metal works facility to the north and upgradient of subject property could be the source of contaminants found on the site. After the assessment, the Akron Metropolitan Housing Authority deeded the property to the Summit County Land Bank. Although no end use is planned for the vacant parcels, this assessment was instrumental in the development of an adjoining property to the north. Without the assessment and land transfer to the land bank, the development of a Dollar Tree Store may not have occurred.

Former Use: Property was the location of former residences. It is now vacant, but its western edge was used for unknown storage by the adjacent metal works facility. Two automotive facilities to the north (former gasoline stations/auto repair) are upgrading of subject property. Since a prior Phase II assessment, a LUST was reported in March 2015.
