Additional Property Attributes

The City of Akron acquired this property for roadway improvements needed to expand the adjacent Akron Paint and Varnish. These improvements will allow for proper truck turns and will facilitate truck traffic. Akron Paint and Varnish anticipates the creation of approximately 20 � 30 new jobs. The main reason for the assessment is to investigate environmental issues prior to the reuse of the property for necessary road improvements. The subject property involves two parcels, one which was reported to be a gasoline station and which later was used by an auto service facility, and the other a former residence. A prior phase I assessment, funded under NEFCO�s CA BF00E1085, reported that historical information indicates that three underground storage tanks were present at the property, which served as a gasoline filling station from 1925 to 1972. Patched pavement, and other signs of a former dispenser island and product piping locations were noted. Stained concrete, floor drains, evidence of hydraulic lifts, and a possible remote fill for a waste oil UST were observed inside the former commercial automobile service building. Cleanup requirements are unknown at this time due to redevelopment plans that have not been developed yet. If a portion of the property exhibiting some environmental impacts will be used for construction, a soil management plan has been recommended. The two structures were demolished in the summer of 2016.

Former Use: The property consists of two parcels: one used as a dwelling, which is still present on the western portion of the site. The eastern portion was developed as an auto service station in the 1930s, and the existing facility has been used for auto-related activities. In the 1970s, it was operated as an auto sales facility, and became a muffler shop in the 1980s. Radmanovic Auto Service currently occupies the structure on the eastern portion. The City of Akron owns both parcels, having purchased them from William Starcher.
