Additional Property Attributes

The purpose of this cleanup project is to allow redevelopment at the site while mitigating risk of COC�s. Project partners plan to develop 85 affordable apartments. Current plans include one-bedroom, two bedroom, and 3-bedroom apartments. The proposed apartment complex is known as Red Alder Residences. A Helena, MT based non-profit organization, Rocky Mountain Development Council, Inc.(Rocky) has been awarded $7.9 million in tax credits for this project. Once cleanup is complete, a limited liability limited partnership (LLLP) will purchase the property from SBF, LLC. LLLP partners will include a Rocky affiliate and a private investor. Rocky plans to transfer the tax credits to the investor to help fund the renovation project. The group has also been awarded a HOME Investment Partnership grant and a Housing Trust Fund grant as additional funding sources. The goal of the project is to provide housing for workers making low-moderate wages. Project partners plan to purchase the property and begin renovation activities immediately following cleanup. These partners hope to begin work prior to October 1, 2019.

Former Use: Based on the available historical information, it appears that the Site may have been developed with a small structure by the 1950s. This structure was located on the south central part of the Site. An additional structure, a mobile home trailer, appears to have been added in the mid-1970s. These apparent residential structures were removed by the early 2000s, but an associated water well remains. The well pit is present on the central south part of the Site in the area where the mobile trailers were formerly located. The pit contained some household type debris and a small burn pile was present in this area. Reportedly a septic system was also associated with these structures.
