Additional Property Attributes

The Site is currently improved with an approximately 1,739-square foot, single-story commercial building occupied by a Dunkin Donuts restaurant. Remaining portions of the Site are improved with an asphalt-paved parking lot surrounding the building, small concrete walkways leading to the building's entrance and exit, and an external cooler-freezer attached to the rear of the building. The topography of the Site is flat with a subtle downward slope, trending east. The Site was initially developed as a shoe factory as early as 1885 with a portion of the Site briefly used as a grocer, billiards hall, and for marble cutting operations. The Site operated as a shoe manufacturing facility for most of its history. There is a gap of time between 1909 and 1950; Ransom could not determine when the manufacturing buildings were razed. The Site was vacant until 1964 when it was redeveloped with the current structure. The building was historically used as a restaurant (Dunkin Donuts, Monticello Donuts). BRA has entered into a Exclusive Negotiating Agreement with Trinity Financial for the redevelopment of the site as a 150 unit mixed use development
