Additional Property Attributes

This building, constructed around 1886, has recently served as an office building. The Mo-Kan Regional Council desires to see the building reutilized as a hotel and restaurant. The building owner is trying to obtain a Revolving Loan Fund loan to renovate the building.

The following RECs were found: 1) A former drycleaner was located adjacent to the north of the site, 2) A former printing press was located onsite, 3)A former printing facility was located adjacent to the east of the site, 4) A former iron works facility was located adjacent to the north of the site, 5)A former paint and varnish facility was located onsite, 5) A former printing facility was located adjacent to the north of the site, 6) A U.S. Historical Auto Stations listing was located northeast of the site, 7)Though not a REC, asbestos-containing material (ACM) and lead-based paint (LBP) were found in the onsite building. The following recommendations were made: 1)A limited Phase II investigation, consisting of collecting soil and groundwater samples, is recommended for the property.
2) Prior to demolition or renovation, the onsite asbestos-containing material and lead-based paint should be addressed by personnel who are licensed by the State of Missouri.

Three soil borings were advanced at the site and soil and groundwater samples were obtained and analyzed for volatiles and semi-volatiles. While contaminants were detected in the soil samples, all were below the Department's Default Target Levels (DTLs). As with the soil samples, all contaminants detected in the groundwater samples were below the DTLs. Asbestos and lead-based paint were confirmed in the building during the Phase I investigation. No further investigation is recommended.
