Additional Property Attributes

The site is a vacant lot that the Eldon Development Corporation wants to market to attract a manufacturer to Eldon. There are no previous site assessments and the past use is unknown. The Lake of the Ozarks Council of Governments is working to gather information and complete the Certified Sites Application.

No RECs were identified from review of historical records, environmental records, and
interviews. However, it should be noted that during site reconnaissance a small area
(approximately 3 square feet) containing an oil filter and oil-stained vegetation was observed at the
northwest portion of the subject property. In addition, evidence of dumping (primarily building
debris) was also observed in that portion of the subject property. The dumping of petroleum-related
products and building debris poses an environmental concern to the subject property.

Lead and arsenic were detected above background levels and the Missouri Risk-Based Corrective Action(MRBCA) Default Target Levels, the lowest screening level. However, lead did not exceed the MRBCA Risk-Based Target Levels for residential use and will not require any further action. Arsenic did exceed the target levels for residential use, but not the target levels for non-residential use, so it should be suitable for the intended manufacturing use with appropriate institutional controls. TPH-DRO/ORO were detected but did not exceed the MRBCA DTLs, so no further action is required.
