Additional Property Attributes

The site is 39 acres broken into 21 lots located in St. James, Missouri adjacent to Interstate 44. Past site uses are agricultural. Anticipated future use is an industrial park for light industry/manufacturing/warehousing. The city of St. James partners with the St. James Industrial Development Authority to market the property throught their support of Rolla Regional Economic Commission.

The only REC identified only affects two parcels: Lots 16 and 17. These lots are associated with the historic presence of a sewage disposal pond at the eastern edge. It is unknown if any hazardous substances disposed could have contaminated the pond, creek, groundwater and surrounding soil. A Phase II ESA should be conducted on these two parcels.
