Additional Property Attributes

The site has historically been used as a construction business office, equipment storage and/or repair, and as a used car lot. The site building contains approximately 122,839 square feet and has been in use since 1960. No previous site assessments are known. The St. Joseph Ambulance District anticipates the possible construction of a new facility. No public or community involvement has been performed to date. During the demolition of the onsite buildings in the north-central portion of the property fill materials and demolition debris were buried onsite. There were three former above-ground storage tanks (ASTs) on the property that contained diesel fuel: one 4,000-gallon, one 6,000-gallon, and one 10,000-gallon tank. The 4,000 gallon and 6,000 gallon tanks were removed in 1982 and the 10,000-gallon tank was removed from the property in 1991. There was no indication of spillage or absence of vegetation in the vicinity of the former ASTs. The potential presence of diesel/gasoline spillage from the ASTs poses a REC to the subject property. A former Leaking Underground Storage Tank (LUST) site (St. Joseph Memorial Park) is adjacent to the north of the subject property. In 1994, based on cleanup actions completed at the site, MDNR determined no further action was required for this site. Based on the upgradient proximity to the site, the St. Joseph Memorial Park site poses a historical recognized condition to the subject property. Future site use plans should take into account the potential of soil and groundwater contamination from the demolition debris and the ASTs. Since no environmental investigations have been conducted, additional assessment is recommended for the property. Soil and groundwater samples should be collected for petroleum products, and volatile organic compounds, semi-volatile organic compounds, and metals.
