Additional Property Attributes

This site is a former gas station. The MDNR Tanks Section coordinated a limited site assessment in May 2003 as part of an USTfields initiative, and subsequently hired a contractor to remove three USTs in September 2004. The 2003 assessment found free product in the groundwater which was never further investigated. The Land Reutilization Authority (LRA), through the St. Louis Development Corporation (SLDC) intends to market the site for commercial redevelopment.

The Phase I ESA indentified several RECS associated with the site. They include: Historic use of the site as a filling station with USTs, soil and groundwater impact including
LNAPL, and historic self service laundry;
Two historic cleaners and a historic auto station 200 to 400 feet south and upgradient of the site; Former filling stations to the south, southeast and east of the site; and Soil and groundwater impact which exceeds the DTLs. Potential asbestos-containing material was also identified.

In soil, lead and ethylbenzene were found above the MDNR Default Target Level (DTL), although lead is below the background for the area. Benzene, naphthalene, xylene, and Total Petroleum Hydrocarbons -Gasoline Range Organics (TPH-GRO) were found above residential risk-based target levels (RBTLS). In groundwater, lead, ethylbenzene, and naphthalene were found above default target levels. Benzene, GRO, and Diesel-Range Organics (DRO) were found above RBTLS.

The Phase II Environmental Site Assessment Addendum identified additional petroleum contamination in soil and groundwater and has still not been fully delineated. Further characterization and risk assessment is recommended. VOCs, GRO, ORO, DRO, PAHs, and metals were detected in soil. VOCs, PAHs, lead, and GRO were above target levels. VOC, GRO, ORO, and PAHs were detected in groundwater. VOCs and PAHs were above target levels. Asbestos was not detected.
