Additional Property Attributes

The project involved the historic rehabilitation of two brick industrial buildings into 69 units of affordable and market rate artist studio/loft apartments, with community space. The scope of work includes selective demolition of existing structures, environmental remediation of a designated Brownfields, roof replacement and insulation, new flashing and gutters, masonry restoration, replacement and restoration of windows, doors, updating of mechanical systems, sprinkler systems, fire alarms, elevators, interior fit out of loft style apartments, construction of exterior courtyard, sidewalks, exterior lighting, parking lots and landscaping. Subsequent phases of the 4-phase Rau Fastener Project will create 20 new townhouses for ownership, 12 additional 2-family homes and 20,000 square foot commercial space. (PPF - Westfield Lofts, a/k/a Rau Fasteners 2-8-07)

Former Use: The earliest part of the complex is identified by a datestone as having been constructed in 1892. The property was occupied by Providence Lithograph in 1919. In 1929, Rau Fastener purchased the building and also contructed a 30,000 square foot addition to the property. Rau Fastener, which has become the project's recognized name, was the leading distributor of metal snap fasteners in the nation and played a large role in Rhode Island's economy. By 1955, the complex appears as it does today.
