Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the property in Arkansas City, Kansas. Based on the information collected during the Phase I report, "Recognized Environmental Conditions" were identified as significant potential for contamination due to a southeast adjacent property with a 560 gallon underground storage tank (UST), as well as a west adjacent historic drycleaner and auto repair facility. Due to the identified RECs, KDHE recommended a Phase II environmental assessment.

Business Environmental Risks (BERs) were found during a NESHAP Limited Asbestos, Lead-Based Paint (LBP), and Mold Survey. Based on the information collected during the survey, asbestos containing materials (ACMs) and LBP were identified.

KDHE completed a Phase II BTA at the property to evaluate the RECs identified during the Phase I, completed in November 2020. The Phase II assessment was completed in June 2021 and consisted of two soil borings. Soil samples were collected at the site for Total Petroleum Hydrocarbon (TPH) and Volatile Organic Compound (VOC) analysis. Based on the soil data obtained during the Phase II BTA activities, contamination was not detected in soil above their respective residential Risk Based Standard (RSK) for Kansas. Investigative results indicate further investigation was not necessary through the Brownfields Program and the property was cleared for redevelopment.
