Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the property in Chapman, Kansas. Based on the information collected during the Phase I report, "Recognized Environmental Conditions" were identified as significant potential for contamination due to the northeast adjacent historical agriculture storage elevators, as wells as upgradient historic filling station and auto repair facility. Due to the identified REC, KDHE recommended a Phase II environmental assessment.

Business Environmental Risks (BERs) were found during a NESHAP Limited Asbestos, Lead-Based Paint (LBP), and Mold Survey. Based on the information collected during the survey, asbestos containing materials (ACMs) and LBP were identified.

KDHE completed a Phase II BTA in June 2021. The Phase II consisted of groundwater probes. Groundwater samples were collected at the site for volatile organic compounds (VOCs), total petroleum hydrocarbons (TPH), RCRA metals, nitrates and ammonia analysis.

Based on the groundwater data obtained during the Phase II BTA activities, nitrate as nitrogen was detected in the groundwater at concentrations above its respective Maximum Contaminant Level (MCL) based on the Presumptive Remedy Policy BER-RS-047. Investigative results indicate further investigation may be necessary. The results may be referred for further delineation of the nitrate contamination and to determine the source's Further investigation is not necessary through the Brownfields Program and the property is cleared for redevelopment.
