Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the property in Independence, Kansas. Based on the Phase I report, Recognized Environmental Conditions (RECs) were identified as significant potential for contamination due to the property's historic use as a filling station and auto repair, as well as nearby properties' historic uses as dry cleaners, auto repair and filling stations. Due to the identified RECs, KDHE recommended a Phase II environmental assessment.

KDHE completed a Phase II BTA in July 2022. The Phase II consisted of soil borings collocated with groundwater probes. Soil and groundwater samples were collected at the site for Total Petroleum Hydrocarbon (TPH), Volatile Organic Compound (VOC) and RCRA metals analysis.
Based on the soil and groundwater data obtained during the Phase II BTA activities, contamination was detected in soil at concentrations above the respective residential Risk Based Standard (RSK) for Kansas, but below commercial RSK. Based on the intended commercial and retail use of the property investigative results indicate further investigation is not necessary through the Brownfields Program and the property was cleared for redevelopment.
