Additional Property Attributes

The subject property consists of an estimated 0.05-acre parcel with an approximately 2,200-square-foot, two story row building constructed before at least 1894. The building has been used a commercial property since at least 1894 and was previously occupied by a restaurant (China Garden) on the first floor, and the second floor is unoccupied. The current owners of the subject property are remodeling it into a a different restaurant.
A Phase I ESA was conducted on the subject property in September 2023 that identified volatile organic compounds (VOC), asbestos, and lead based paint and contaminates of concern (COC). A Phase II ESA was conducted on the subject property in November 2023 that identified lead based paint and asbestos in building materials. A cleanup cost estimate was subsequently created for the subject property.
