Additional Property Attributes

Throughout the dump ground were old vehicle parts, machinery, household appliances, tires, tin, wood scraps, furniture, rusty cables, concrete blocks, a boat, a compressed air container, and several areas full of empty 55-gallon drums. The majority of waste was from the 1940s, 1950s, and 1960s, which is when the Dump ground was in operation. Several giant mounds were found that may contain buried waste. Waste may be buried throughout the whole site. The fact that there are several empty 55-gallon drums, unknown buried waste, and less stringent regulation of waste disposal during the time of operation, the whole dump ground constitutes a recognized environmental condition. Oil and gas records obtained from the Oklahoma Corporation Commission�s (OCC)Oil and Gas Well database indicated no oil and gas wells within a � mile of the subject property. No National Priorities List or delisted NPL sites; active or archived CERCLIS site listings; RCRA Corrective Action Sites (CORRACTS), non-CORRACTS Treatment, Storage Disposal and generator listings; Emergency Response Notification System sites, State-equivalent NPL or CERCLIS lists, or State landfills and/or solid waste disposal sites were found on the subject property or within the ASTM minimum search radii. No Voluntary Cleanup Program and/or Brownfield sites were found on the subject property or within the minimum search radii. No LUST cases were reported in OCC�s Underground Storage Tank database within � mile of the subject property. No LUST cases were reported on the subject property. No UST sites are reported in the OCC�s UST database located within the ASTM�s minimum search distance of the subject property and its adjoining properties. It is unknown what may have been contained in the numerous 55-gallon drums on the property. It is also unknown what may be buried, if anything, at the landfill. Therefore, the whole 12.20 acre dump ground will need to be characterized. Soil, sediment, groundwater, and surface water samples are necessary to characterize the condition of the subject property.

Former Use: The site is located in Parcel 730019135 of the City of Wagoner in the Northwest � of the Northeast � of Section 9, Township 17 North, and Range 18 East Indian Meridian and all lots in block 31: 32: 33 of Parcel 730003151 of the Southwest � of the Southeast � of Section 4, Township 17 North, and Range 18 East Indian Meridian in Wagoner County, Oklahoma. The site was a City dump from 1945 to 1960s. Unregulated waste disposed at the dump in those times. The site consisted of open farmland before 1945. The City of Wagoner has owned the land since 1945. The site is located west of U.S. Highway 69 and approximately 0.9 mile north of the U.S. Highway 69 and State Highway 51 junction. The subject property is in the northwest boundary of the City of Wagoner. Farmland and pasture is adjacent to the west and south. The Union Pacific Railroad is adjacent to the northeast followed by Coal Creek, farmland, pasture, and residences.
