Additional Property Attributes

Former Use: The Bernalillo Motel property comprises of approximately 2.35 acres located 1.2 miles southwest of downtown Albuquerque in an area surrounded by residential and commercial properties. The site contains two rows of vacant buildings formerly used as 15 individual apartment units, one building formerly used as a residence, one building formerly used as a restaurant, and two stores that are currently used as a smoke shop and womens clothing store. The actual age of the structures was not provided, however historical records indicate development as far back as 1931. The Phase I ESA found the following RECs: the site was identified as historically used as a filling station in 1950. Also, three historical drycleaners operated within 600 feet of the site from 1940s to 1970s. Business Environmental Risks found were: suspected Lead-based paint (LBP), Asbestos containing materials (ACM), and Polychlorinated Biphenyls (PCBs) (in window grout) due to the age of construction and site visit observations. Also, a Naturally Occurring Radiological Material (NORM) survey is recommended since the site is located in Zone 1 of the Radon Map.
