Additional Property Attributes

Soil samples taken from Range I and Range II soils on the subject and adjacent properties as part of a clustered report. They were tested for PCBs, PAHs, TEHs, and BTEX. No contaminants found above applicable standards. Therefore, no cleanup activities are required. Groundwater was not encountered above bedrock. Groundwater use in the area is restricted by a Black Hawk County Well Restriction. Hawkeye Community College acquired the property (and the adjoining lots including 108 Jefferson Street) to construct a three story "Adult Learning Center" building. The $12.96 million facility will feature 45,000-square-feet dedicated to individuals earning high school equivalency diplomas, learning English or building employment skills. This is double the amount of space currently dedicated to servicing students at HCC's Metro and Martin Luther King Jr. centers. The Adult Learning Center will also incorporate community event space and an art gallery. HCC's urban campus further strengthens an emerging downtown Waterloo. The investment coincides with several nearby projects including the Cedar Valley SportsPlex, Courtyard by Marriott at Cedar Valley TechWorks , SingleSpeed Brewery, and Grand Crossings. Officials anticipate the Adult Learning Center will open in the fall of 2018.

Former Use: Property has contained single-family residential and commercial development. Previous commercial uses include a bar/bowling alley from 1952-1993 and a bowling pro shop from 1998-2002.
