Additional Property Attributes

The Phase I ESA recommended the completion of a Phase II ESA due to the historical/current use of the property and adjacent properties. However, insufficient grant funding exists. The Marion Central Corridor Master Plan identifies the site in Phase 3C of its redevelopment efforts. Specifically, the plan highlights the site for future restaurant/entertainment space. This use will compliment the nearby proposed 50,000 square-foot civic center and adjoining hotel.

Former Use: The property has contained commercial development since 1940. Past uses include a State of Iowa Highway Department maintenance garage from 1958-1981, an auto body repair in 1986, a warehouse in 1996, and an armored car provider in 2007. The site currently contains three commercial structures including a single-story brick building and two single-story metal buildings. The brick building contains warehousing and vehicle storage while one metal building is an automotive repair shop. A contractor utilizes the other metal building.
