Additional Property Attributes

The Marion Central Corridor Master Plan highlights the site within Phase 3A of its redevelopment efforts. Specifically, the Master Plan identifies the site as the location of a newly-expanded 22nd Street. The proposed north-south roadway will re-establish the grid system within the corridor and help alleviate future congestion along 6th Avenue. Further, the roadway will eliminate significant connectivity issues as no north-south road connecting 5th Avenue and 7th Avenue currently exists between 19th and 31st Streets. The City of Marion submitted an Iowa Brownfield Redevelopment Program grant application in December 2010 seeking to secure additional funds to purchase the site.

Former Use: The property contained residential development, which included a railroad siding running along the northern portion of the property from approximately 1913-1954, until 1970. The site also has had industrial development from 1976 to the present. Past industrial uses include a warehouse and a construction company. The property currently has no structures and is used for the outdoor storage of equipment, shingles and vehicles associated with a roofing business. On-site petroleum tanks are used for fueling vehicles.
