Property Highlights

This was the site of a former industrial, coal-fired power plant. The Charles City Area Development Corporation (CCADC) wanted to purchase the site and prepare it for redevelopment, in conjunction with a neighboring 75-acre parcel that once contained a tractor factory (Oliver/White Farm). CCADC asked for environmental due diligence assistance with the power plant site. CCADC had a Phase I for the site, and IDNR performed a Phase II using 128(a) funds. While a number of RECs were noted due to the previous power plant's location on the site, no evidence of any concentrations of REC contaminants were found. No further action is required at the site, and it is suitable for commercial or industrial reuse, which is CCADC's plan once they acquire the location.

Former Use: Current owner, Allied Equipment, Inc., an LLC owned by Mr. Johnny Grant, of Charles City, Iowa. Site is .86 acre, empty lot, where an industrial, coal-fired power plant once stood. Site contains some demoltion debris, including concrete and brick.
