Additional Property Attributes

The Bellows Falls Village Corporation Village and the Bellows Falls Historical Society BFHS are currently in the process of a land transfer of the Poets Seat owned by the Village and the Mill Street Turnaround owned by BFHS sites. The Phase I work is being completed to allow for the land transfer to go forward. The Mill Street site would be used primarily as a turn-around and a parking area for a trail being developed along the Connecticut River by the Bellows Falls Historical Society. In the distant future, the land could be used to accommodate an expansion of the Bellows Falls Wastewater Treatment Facility, if necessary.

Former Use: The Mill Street Turnaround is 0.5 +/- acres that will be subdivided out of an 8 acre parcel owned by the BFHS. The 8 acre parcel has known contaminants associated with industrial uses and paper making into the 1980s. The Mill Street Turnaround site was included in the Phase I Environmental Site Assessment report, prepared in compliance with ASTM E1527-00, was completed in December 2003. Bellows Falls Historical Society acquired the property on March 22, 2005. A Phase II Environmental Site Assessment was conducted in December 2004 and additional Phase II soils studies were conducted in 2007 and 2008.
