The Phase I Environmental Site Assessment has revealed evidence of the following three recognized environmental condition in connection with the property: Review of standard historical records and the interview with the site owner suggests that Parcel Nos. 101-15-028D and 101-15-028E were used for equipment storage and an automotive salvage yard. There is no evidence that site assessment has been conducted on the site to identify whether site soil and/or groundwater has been impacted by these operations. Soil samples should be collected and analyzed for volatile organic compounds (VOCs), polychlorinated biphenyls (PCBs), metals, and polycyclic aromatic hydrocarbons (PAHs) to evaluate what impact, if any, former site activities have had on the site. The interview with the site owner revealed that a septic system may have been used on Parcel No. 101-15-028E. Further assessment of the area, using test trenching, non-invasive survey, or other method, should be conducted to evaluate whether the septic system exists. If the system does exist, soil samples should be collected and analyzed for VOCs, metals, and PAHs. A sand filter is located in the service bay under the awning attached to the main structure on Parcel No. 101-15-041Q. Wastewater from initial servicing of the recreational vehicles sold at Ruthrauff RV business is reportedly disposed through the sand filter to the Pima County Publicly-Owned Treatment Works. Samples of the sand filter material and/or wastewater should be collected and analyzed for VOCs, SVOCs, and PAHs. The completion of this ESA will assist in future redevelopment of the site, primarily for commercial uses.
