Additional Property Attributes

The Phase I Environmental Site Assessment revealed evidence of the following one recognized environmental condition in connection with the property: The La Cholla #1 Landfill was a solid waste landfill that operated from 1968 to 1971 and occupied approximately 17.6 acres in the central portion of the subject property. Previous reports indicate that various types of waste were disposed in the landfill. However, previous investigations focused primarily on methane gas generated within the landfill but did not examine off-site migration of methane or potential contamination to soil and groundwater from leachate potentially containing volatile organic compounds (VOCs). A Phase II ESA will be conducted and will include the following: �Perimeter landfill gas monitoring at the property boundaries to evaluate potential off-site migration of landfill gas �Evaluation of soil vapor within and beneath the landfill for the presence of VOCs The completion of this ESA and subsequent Phase II ESA and cleanup, if necessary, will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: In 1958, the subject property was undeveloped desert land. The La Cholla #1 sanitary landfill operated on the central portion of the property from 1968 to 1971. The landfill was covered and the majority of the property was graded by 1972. Between 1990 and 1996, a stable and corral structures were constructed in the southwest portion of the subject property. The property is vacant and undeveloped with the exception of the stables and corrals. A Geotechnical Investigation conducted in April 1984 characterized the landfill as a thin layer of fill overlying refuse. A Landfill Gas Investigation conducted in July 2008 concluded the landfill was a mature landfill that was not actively generating methane gas at appreciable levels, although the waste was still biologically active and methane gas remained in isolated pockets in the waste mass.
