Additional Property Attributes

The Phase I Environmental Site Assessment has revealed evidence of the following two recognized environmental conditions in connection with the property: � According to the site owner representative, equipment and vehicle maintenance was conducted at the site, predominantly within the service bays in the southernmost structure and outside along the southern boundary of the subject property. The types of maintenance chemicals generated included oils, lubricants, gasoline, and anti-freeze. Leaks or spills may have impacted site soil in this area. Therefore, soil samples should be collected and analyzed for volatile organic compounds (VOCs) and polynuclear aromatic hydrocarbons (PAHs). � Two sealed floor drains were observed in the southernmost structure. Maintenance chemicals may have been disposed through the floor drains and may have impacted site soils. Samples should be collected from beneath the floor drains and analyzed for VOCs and PAHs. A Limited Asbestos Survey of the two structures located on the subject property was performed on September 18, 2009. Eighteen samples of various building materials were collected (plus 53 s for 71 analyses) and submitted to Fiberquant Analytical Services for analysis by polarized light microscopy (PLM). No asbestos was detected in any of the samples submitted to the analytical laboratory. The completion of this ESA will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: The subject property is located on the southwest corner of Curtis Road and Davis Avenue. Prior to 1958, two small structures were constructed in the south central portion of the property, which otherwise consisted of undeveloped native desert land. It is unknown exactly when these structures were removed, however, sometime between 1973 and 1978 the Flowing Wells Volunteer Fire Station No. 2 began to operate from this address and aerial photography from 1990 shows that the two original structures are no longer visible and that a new structure, which is still present, was constructed in the eastern portion of the property. Between 1996 and 2002 the area west of the structure was paved and equipment storage began to take place along the western and southern boundaries. Presently, the commercial structure located on the eastern portion of the subject property is utilized by the Northwest Fire District. There is paved parking to the west and south of the structure. The western portion of the property is otherwise unoccupied.
