The property is in a state of disuse and deterioration and the appearance of the property is adversely affecting the surrounding residential, commercial, and industrial property values. The City proposes to return the property to its intended land use. The property lies adjacent to rail road facilities. The Terre Haute Coke & Carbon site used to be used as a green industrial park after assessment and remediation and the #1 priority for Terre Haute's Redevelopment program. The Site has significant opportunity to create large infrastructure investment, job creation, and revenue generation by virtue of its size and strategic location in Terre Haute.
