Additional Property Attributes

This assessment revealed the presence of the following two recognized environmental conditions in connection with the property: � Interviews, aerial photography, and review of standard records indicates that the western portion of the property was used as a contractor�s yard and that equipment, vehicles, and heavy machinery were stored on the property from the late 1950�s or early 1960�s until 2006. These type of facilities historically conducted maintenance on equipment which could potentially release petroleum hydrocarbons, polynuclear aromatic hydrocarbons PAHs, volatile organic compounds VOCs, and ls. An interview with a former tenant further indicated that motor oil from heavy machinery may have been discharged directly onto the soil, although an exact time for these alleged occurrences was not specified. There was no documentation readily available to Allwyn Environmental demonstrating that assessment has been conducted to identify whether site soil has been impacted by historical operations. Therefore, Allwyn Environmental recommends that soil samples be collected from the former contractor�s yard and analyzed for PAHs, VOCs, and RCRA ls to identify potential impacts to site soil. Specifically, samples should be taken from the area around the foundation in the northwest portion of the property and in the areas where equipment was stored as shown in the 2006 aerial map contained within this report. � There is pile of debris located at a latitude of approximately 32.304226� North and a longitude of approximately -111.034662� West. This pile of debris includes empty and/or rusted containers of paint, denatured alcohol, varnish stripper, carburetor and engine parts cleaner, caulking, aerosol spray paint, automobile coolant, and other miscellaneous items. The solid waste should be removed and properly disposed, and soil samples should be collected from areas underlying the waste piles. Soil samples should be analyzed for VOCs and semivolatile organic compounds SVOCs to evaluate potential impact on the soil and/or groundwater at the subject property. The completion of this ESA will assist in future redevelopment of the site, primarily for commercial or industrial uses.
