Additional Property Attributes

The subject property had a variety of historical uses that include a bulk fuel plant and trucking terminal in the 1940s and a gasoline station in the 1960s. It was noted that the subject perperty is in compliance with respect to LUST incidents associated with five closed LUST cases on the site. However based on available information pertaining to these incidents and the several LUST sites and two CERCLA sites located hydrologically upgradient of the subject site, there is a high potential for soil and grounwater contamination in some portion of the subject site. Also based on the age of the structures at the site as well as the presence of drums, buckets and other containers of hazardous or regulated substances, Asbestors Containing Material ACM and other hazardous contaminants might be of great concern to the subject site.

Former Use: Property is a former Hecht's Warehouse located at 1401 New york Ave., NE Washington DC and is currently used as a distribution and a storage warehouse facility. In the past it was used as a multifuntional facility and is currently owned by the Patriot-BSP City Center IV, LLC, Patriot-BSP City Center 111, LLC, and Patriot Okie-Washington Associates, LP. The subject property is improved with a six-story office building on the northwest portion, a one story warehouse on the north central portion and a two story building on the northeast portion. The southern portion of the property is seperated from the northern portion by Okie Street, NE, and is improved with an asphalt parking lot. Historically, five closed Leaking Underground Storage Tank LUST cases were associated with this site as well as a bulk fuel plant and trucking terminal in the 1940s and a gasoline station in the 1960s. Rail spurs were historically located on both the nothern and southern portion of the property. The 1959 Sanborn Fire Insurance Map shows the existing building on the northwest portion to be the Hetch Co and was reportedly built in 1948 while the southern portion was improved with a series of commercial and industrial buildings which include the Swift & Co, meat packing plant and storage, a smoke house, grocery warehouses, and a liquor warehouse and one building occupied by an egg plant electric canning facility fronting on West Virginia Ave., NE.
