Additional Property Attributes

A cursory summary of Phase I ESA findings is provided below. � The site is located at 0 N. Depot no address listed in Cherryvale, Montgomery County, Kansas. The site is a less than one acre tract of land that is currently vacant. Site appears to be the location of a demolished building. � During the site reconnaissance, Terracon observed the site to be the location of a demolished building and now a vacant lot. Terracon noticed approximately 40 square feet of remaining foundation that was not removed during demolition of the former structure. This foundation was located on the southeast corner of site. The site is currently grass covered and vacant. No RECs were identified during the site reconnaissance. � Based on review of the historical information, the site has been developed since at least 1885 and has been utilized as a lunch room, barber shop, telephone office, restaurant, furniture repair shop, print shop cobbler shop and a shoe repairing shop. The historical fire insurance map listing of the site as a print shop is considered a REC. Historical city directories indicate the presence of a paint shop at the site in 1921and this listing is considered to be a REC. No other RECs were identified during the historical review. � A vacant lot then W. Main Street is immediately north of the site followed by Plumbers Appliance storage building. S. Depot Store lies east of the site followed by land associated with the railroad. An alley followed by a sporting goods store lies south of the site followed by a vacant building and W. 4th Street. A vacant lot followed by the Cherryvale Caf�a parking lot, an upholstery shop, an open lot and then the City Hall building lie west of the site. � During the regulatory review, 1 SHWS, 1 Brownfields, and 9 LUST facilities were identified within the specified search radii of the site. Based on regulatory status, distance from the site, and/or apparent topographic position relative to the site, the listed facilities do not represent a REC to the site. Additionally, the local agency inquiries for environmental records did not reveal additional information or RECs in connection with the site. The following information was obtained during Phase II assessment activities: 1. Field screening of soil samples did not generate PID results or other qualitative findings that would suggest impacts on the site. 2. With the exception of arsenic, RCRA metals were detected at soil samples collected during the Phase II, but a concentrations that did not exceed KDHE RSK values for a residential scenario. 3. Arsenic was detected at a concentration of 12 milligrams per kilogram mg/kg in the sample collected from P-4 0-2 feet. This detection exceeds KDHE�s RSK value for Arsenic in a residential scenario 11 mg/kg. However, this concentration does not exceed 3 times the background concentrations collected at Bkg-1, Bkg-2, and Bkg-3 which range between 6.2 and 13 mg/kg. Therefore, this detection is not considered to be a release as defined by CERCLA. 4. Soil laboratory analytical results did not indicate the presence of VOCs soil samples P-1 through P-6 above laboratory detection limits. 5. A groundwater sample collected from P-5 was analyzed for VOCs. VOCs were not detected above the laboratory detection limits. Groundwater was not present at sample locations P-1 through P-4 and P-6. Based on these findings, no further assessment or cleanup planning was recommended for the site.
