Additional Property Attributes

A cursory summary of Phase I ESA findings is provided below. � The site is located at 0 W. 3rd No official Address in Cherryvale, Montgomery County, Kansas. The site is a 1 acre tract of land that is currently vacant. Site appears to have been the location of a demolished building. � During the site reconnaissance, Terracon observed the site to be the location of a vacant lot that appeared to formerly have a building that was demolished. Pole mounted transformers along with several two-by-two foot cement pads were located during the site visit. The uses of the cement pads is unknown, but were apparently part of the building that was demolished. A foundation was still present of the northern portion of the building located on the lot. The site is currently graveled and used as parking. Due to the vehicles that were located at the site there was a ground surface visual limitation. No other RECs were identified during the site reconnaissance. � Based on review of the historical information, the site was originally developed prior to 1890 and has been utilized as a grocery store, pool hall, undertaker business, electrical supply store, furniture repair shop, meat shop, produce shop and the Cherryvale Daily Journal printing shop. The historical listings of the site as the Cherryvale Daily Journal printing shop are considered a REC. A battery shop was identified in city directories at 121 N. Neosho, east and up-gradient from the site. Based on apparent topographic gradient, this listing is considered to be a REC. A filling station with two gasoline tanks was identified immediately north of the site in the 1928 and 1949 fire insurance maps. Based on proximity to the site, this facility is considered to be a REC. A garage was also identified north and west of the site on the 1928 and 1949 maps. This facility is also considered to be a REC based on proximity. A printing shop was shown east of the site on the 1911 map. Based on apparent topographic gradient, this printing shop is considered to be a REC. � A former filling station was observed immediately north of the site followed by W. 3rd Street. Based on distance to the site, this facility is considered to be a REC. North Neosho Street followed by various commercial structures lie east of the site. The People�s State Bank followed by W. Main Street are located south of the site. A lot containing storage units followed by a residential area are located west of the site followed by N. Labette Street. No other RECs were identified in association with adjacent properties. � During the regulatory review, 2 SHWS, 1 Brownfields, and 9 LUST facilities were identified within the specified search radii of the site. Based on regulatory status, distance from the site, and/or apparent topographic position relative to the site, the listed facilities do not represent a REC to the site. Additionally, the local agency inquiries for environmental records did not reveal additional information or RECs in connection with the site. The following information was obtained during the Phase II assessment: 1. Field screening of soil samples did not generate PID results or other qualitative findings that would suggest impacts on the site. 2. Laboratory analytical results of the soil sample P-4 4-6 reported the presence of TPH DRO as diesel and motor oil above the laboratory analytical detection but below residential RSK values. 3. Soil laboratory analytical results did not indicate that TPH-GRO/DRO and/or VOCs were present in the remaining soil samples above laboratory detection limits. 4. Arsenic was reported above laboratory detection limits in the samples collected from P-4 0-2, P-5 0-2, and P-6 0-2. These concentrations exceeded the residential soil RSK for arsenic. However, these concentrations do not exceed 3 times the background concentrations collected at Bkg-1, Bkg-2, and Bkg-3 which range between 6.2 and 13 mg/kg.
