Additional Property Attributes

A Phase I ESA performed by Pima County on August 27, 2009 identified one recognized environmental condition REC in connection with the site. Approxiamtely 20 5-gallon and 1-gallon containers labeled as containing acetone, mineral spirits, lacquer, paint, coating, and other chemicals were observed to be stored on wooden pallets without secondary containment. The Phase I ESA dtermined that there was a potential for these chemcials to be discharged to the soil through leaks or spills. Two soil samples were collected from beneath the center of pallets where containers of chemicals used in cabinet fabrication were stored and analyzed for VOCs and SVOCs. No SVOCs were detected in the samples. One sample had detectable concentrations of the VOCs toluene and total xylenes however, these concentrations did not exceed the applicable State of Arizona Soil Remediation Levels SRLs. Therefore, no additional environmental investigation of these two areas is recommended. Redevelopmentis inthe conceptual Phase. Property was bought by Habitat for Humanity in October 2012. They intend to build 8 Single family Residences on the property.

Former Use: The Fairfield property is located on the east side of Sullinger Avenue, just southeast of where it intersects with Placita Desierto Morado. The property was undeveloped native desert land until it began to be utilized for storage sometime between 1967 and 1972. Sometime between 1972 and 1984 a rectangular commercial structure was constructed the western and central portion of the subject property and the eastern portion of the property was enclosed by a fence. Sometime between 1984 and 1988, SW Vacuum Devices Storage began to conduct operations on the property. Sometime between 1990 and 1996, the eastern portion began to be utilized for storage and there is evidence of vehicular traffic and storage on the property. SW Vacuum Devices Storage discontinued operations on the property sometime between 1993 and 1998, and Fairfield Custom Woodwork, Kit Horton Tooling, and Lehman Ptasnik Std began to operate out of the facility. Sometime between 2003 and 2008, Kit Horton Tooling and Lehman Ptasnik Std discontinued operations at the property. Presently, the property is occupied by a single commercial structure, and Fairfield Custom Woodwork and Sullinger Engineering are listed as the only tenants. The eastern portion of the subject property is used for storage and there are several vehicles on site
