A Phase I Environmental Site Assessment was conducted on the Property located at 201 East Main Street and completed in August, 2010. Based on the findings of the Phase I Environmental Assessment, no further investigation is warranted at the 201 East Main Street Property.

Former Use: The property consists of a retail building and a warehouse, each built in 1898. The property is located in a primarily commercial area of Marshalltown. The City completed asbestos and lead based paint surveys at the building which is proposed for rehabilitation into 28 affordable senior housing units. The U.S. Department of Housing and Urban Development (HUD) recently awarded the City of Marshalltown a 1 million HOPE VI Main Street Grant for the 6.3 million project located at 201 East Main Street. The developers are currently applying for low-income housing tax credits to further close the funding gap. This project will help the community implement several smart growth concepts including maintaining its development density, re-using existing infrastructure, promoting walk-able neighborhoods, etc.
