Additional Property Attributes

The subject property is an "open" Leaking Underground Storage Tank site with the MDNRE based upon a pre-existing gasoline UST release. The site is vacant and currently owned by South Haven Community Hospital. The site is being marketed for potential redevelopment. The subject property may be "bundled" with the adjacent parcel to the north in order to support a potential development of a medical supply store.

Former Use: The subject property consists of one parcel of land occupying approximately 0.38 acres. The property is developed with an approximately 410 sq. ft. former gasoline retail building resting on a concrete slab on grade. The subject property was initially developed for gasoline retail in 1966. The site continued to be operated for gasoline retail until 2005. The site has been vacant since gasoline retail operations ceased in 2005. The subject property is identified as an �open� Leaking Underground Storage Tank LUST site with the MDNRE Facility ID # 00012207 based upon two separate gasoline releases Release # C-1380-01 and # C-0093-05. The releases are attributable to former UST system components that have been removed from the subject property. South Haven Community Hospital SHCH acquired the property through a donation in 2008. Prior to acquisition, South Haven Community Hospital completed a Category N Baseline Environmental Assessment BEA ID# B200801299PLto obtain an exemption to remedial liability.
