Additional Property Attributes

"A Phase II Environmental Site Assessment (ESA) conducted on the site confirmed the presence of ACM in the former production building. ACM was not found in the former finishing building. LBP was detected in both the former production building and the former finishing building. VOCs were detected in surface and subsurface soils. However, the concentrations were below DTLs and RBTLs. TPH-ORO was detected in surface and subsurface soils. However, the concentrations were below DTLs and RBTLs. PAHs were detected in surface and subsurface soils. PAH concentrations were below DTLs and RBTLs in subsurface soils, but benzo(a)pyrene exceeded its DTL and RBTLs in the surface sample collected from SB7. Mercury, barium, cadmium, chromium and silver were detected in surface and subsurface soils, but all were below their DTLs and RBTLs. Lead and arsenic were detected in surface and subsurface soils above their DTLs and RBTLs. However, all concentrations of arsenic were within the range typical for background arsenic concentrations reported for Benton County, Missouri. The concentration of lead from the surface soil sample collected from SB1 was above the range typical for background concentrations reported for Benton County, Missouri. All other lead concentrations were within the range typical for background lead concentrations reported for Benton County, Missouri. Barium, chromium and lead were detected in groundwater. Barium and chromium concentrations were below their DTLs and RBTLs. Concentrations of lead exceeded its DTL and RBTLs. A Phase II Addendum is recommended."

Former Use: A .60 acre site that was used as a gun stock manufacturing facility. The site includes a 3,600 square foot production building and a 3,200 square foot finishing building. The site is owned by the Benton County Development Corporation. They have a potential buyer who would like to use the site to manufacture elevator trams.
