Additional Property Attributes

The transit warehouse on the S tract is a 1 story, lightly pitched roof masonry building with steel framing & a wooden roof. Approximately 70 of the 5,376 sq. ft bldg. is dedicated to open warehouse usage with overhead doors enabling access to both east & west sides. There are 6 bays within the warehouse. The remainder of the structure is finished out for commercial officeusage. The existing transit warehouse was constructed in 1942, but at least 3 homes shared the s tract with the transit warehouse during the 1940s and 1950s. Also, a tinning shop was identified on the Property from at least 1935 through 1950. By the mid-1960s, the residential structures were razed and only the transit warehouse and paved parking areas remained. Warehouse occupants have included Roadway Express and the US Post Office. No significant updates to either tract were identified since the 1960s. Property reconnaissance activities observed paint and lacquer thinner products within the transit warehouse and 3 drums located on the w parking area. The volume of observed paint and associated products was less than 25 gallons. Based on field observations, the drums contained motor oil, waste oil, and a water/ethylene glycol mixture. The contents of each drum were estimated at less than 20 gallons. No evidence of spillage or of pending release from the drums noted. An approximate 3-foot by 5-foot concrete patch within the central portion of the transit warehouse is subsiding, indicating the likely covering of an oil/water separator system. Numerous environmental database listings exist for surrounding properties. Of primary potential concern are USTs and LUST cases. LUST sites located upgradient north, northeast and northwest of the Property could present a concern.

Former Use: Current owner is the Bank of Oklahoma, as Trustee of the Hazel Carol McLemore Loving trust. Property has been in trust since 1981. The Property consists of two non-contiguous tracts containing approximately 0.4110 acres and 0.8081 acres in the northeast quarter of S 4, T11 N, R 3. The N tract is a paved parking lot and the S tract is improved with a 5,376 sq.ft. transit warehouse and concrete paved yards both E & W of the warehouse. The lot south of the Property is vacant and presently being used for the stockpiling of soils associated with the relocation of Interstate Highway I-40. Parcels adjacent E&W of the northern tract contain a used automobile sales lot and a smallcommercial building, respectively. Parcels adjacent E&W of the southern tract are vacant lots.
