Additional Property Attributes

A Phase I Environmental Site Assessment ESA revealed the presence of the following two recognized environmental conditions in connection with the property: � Interviews, aerial photography, and review of standard records indicates that the western portion of the property was used as a contractor�s yard and that equipment, vehicles, and heavy machinery were stored on the property from the late 1950�s or early 1960�s until 2006. These type of facilities historically conducted maintenance on equipment which could potentially release petroleum hydrocarbons, polynuclear aromatic hydrocarbons PAHs, volatile organic compounds VOCs, and metals. An interview with a former tenant further indicated that motor oil from heavy machinery may have been discharged directly onto the soil, although an exact time for these alleged occurrences was not specified. There was no documentation readily available to the contractor demonstrating that assessment has been conducted to identify whether site soil has been impacted by historical operations. Therefore, Allwyn Environmental recommends that soil samples be collected from the former contractor�s yard and analyzed for PAHs, VOCs, and RCRA metals to identify potential impacts to site soil. Specifically, samples should be taken from the area aroundthe foundation in the northwest portion of the property and in the areas where equipment was stored as shown in the 2006 aerial map contained within this report. � There is pile of debris located at a latitude of approximately 32.304226� North and a longitude of approximately 111.034662� West. This pile of debris includes empty and/or rusted containers of paint, denatured alcohol, varnish stripper, carburetor and engine parts cleaner, caulking, aerosol spray paint, automobile coolant, and other miscellaneous items. The solid waste should be removed and properly disposed, and soil samples should be collected from areas underlying the waste piles. Soil samples should be analyzed for VOCs and semivolatile organic compounds SVOCs to evaluate potential impact on the soil and/or groundwater at the subject property.

Former Use: The City directory search lists the subject property as being occupied by Amri Oil Corporation Refinery in the year 1964. Between 1964 and 1969 Griffins Construction Company began conducting operations from the subject property and the area around the structure was cleared and used to store tractor trailers. Between 1969 and 1972 additional equipment, vehicles and tractor trailers began being stored on the western portion of the subject property, and a structure was placed in the center of the subject property. Griffins Construction Company discontinued operations from the subject property between 1975 and 1980, and G.B. Inc. began operation from the subject property. Between 1980 and 1985, G.B. Inc discontinued operations at the subject property, and Western Stucco Productions began conducting operations from the subject property. Western Stucco Productions conducted operations from the facility until 2001. Between 1996 and 2004 the western portion of the property was fenced in on the north, south, and east boundaries, and the amount of equipment, vehicles and tractor trailers being stored on that portion of the property decreased. Between 2004 and 2007, the equipment being stored on the western portion of the subject property was removed and the property was left and remains vacant. The commercial structure located on the western portion of the subject property is currently vacant as well. The eastern portion of the subject property began being used as a mobile home park between 1967 and 1972. City directory listings indicate that the number of occupied manufactured and/ or mobile homes located within the mobile home park on the eastern portion of the subject property ranged from four to seventeen. The mobile home park discontinued operations in 2006 and the trailers were removed from the property.
