Additional Property Attributes

The subject property has operated as a gas station/auto service station since the 1940s. Additionally, a sheet metal works operated on the subject property in 1950. The former Texas Service Station occupied the property from 1968 to 1980 and is a former LPST site Case 108168. Eleven underground storage tanks USTs were removed in 1995. According to the TCEQ LPST database, groundwater was impacted on the subject property, and a site assessment, excavation and groundwater monitoring were conducted prior to receiving final regulatory closure in 1998. A letter from the Texas Natural Resource Conservation Commission TNRCC, a predecessor agency to TCEQ, dated 27 August 1998, was provided by the COH Brownfields/HPB indicating that the Former Texas Service Station located on the subject property had completed corrective action, and that no further corrective action was required, pending deed recordation. A deed record was completed on March 5, 1999. According to the TRRP rules, the reported hydrocarbon PCL exceedances on the Houston Avenue and White Oaks Drive property represent a releases to the environment. However, the reported concentrations in soil and groundwater are consistent with risk- based closure under the LPST rules, and the site has been issued a no further corrective action letter. The TCEQ can evaluate the reported concentrations and verify whether the analytical results are consistent with the risk-based closure concentrations, and provide confirmation of site closure. The concentration of lead reported at SB-06 will require additional evaluation.

Former Use: The subject property consists of 5.95 acres located approximately 1.3 miles north-northwest of downtown Houston, just west of I-45 and north of I-10.
