Additional Property Attributes

The Phase I Environmental Site Assessment revealed the presence of the following recognized environmental condition in connection with the property: � Freeport-McMoRan Copper & Gold Inc. is assessing residential and commercial structures within the Ajo town site to determine whether historic mining- and smelter-related operations in Ajo have resulted in elevated concentrations of metals in the soil Assessment of the Plaza Triangle Park has not been conducted. Since it is used in as a park and for barbecue events, additional assessment should be conducted and soil samples should be collected and analyzed for eight RCRA metals to identify potential impacts to soil and/or groundwater. � A commercial printing shop operated at the site for an unknown period prior to 1931 until sometime between 1975 and 1982. Printing shops are known to use chlorinated solvents, photographic chemicals containing metals, and oils. Additional assessment of the site should be conducted and soil samples should be collected and analyzed for volatile organic compounds, metals, and semi-volatile organic compounds. A Phase II field investigation was completed on July 26, 2011. Field investigation work consisted of installing three borings with a drill rig to a depth of 30 feet below ground surface (bgs). Samples were collected at 10 foot intervals beginning at 10 feet bgs to assess the horizontal and vertical extent of SVOCs, VOCs, and 8 RCRA metals above State of Arizona Soil Remediation Levels (SRLs). Soil samples were submitted to ESC Lab Sciences for analysis of SVOCs, VOCs, and 8 RCRA metals and received the analytical report from ESC Lab Sciences on August 4, 2011. The analytical laboratory results revealed that Arsenic, Barium, Chromium, and Lead were present in all nine soil samples at concentrations above the applicable analytical laboratory minimum detection limits (MDLs), but these constituents were not present in the soil at concentrations above the applicable State of Arizona non-residential or residential SRLs. No other metal, SVOC, or VOC analyte was present in these samples above the MDL. Based on the results of the Phase II ESA it was concluded that the vertical and horizontal extent of SVOCs, VOCs, and 8 RCRA Metals has been delineated on the subject property. Therefore, no additional soil sampling is required and no recognized environmental conditions (RECs) exist at the site.

Former Use: Prior to 1931, the subject property was developed and a commercial structure occupied the subject property. The commercial structure was occupied by a Printing Company, a Bakery, and two stores. Between 1931 and 1941, the store closest to the bakery discontinued operations and that part of the commercial structure was absorbed by the bakery operation. Interviews indicate that the printing company was operated by the local newspaper and that the commercial structure burned down in a fire between 1975 and 1982. Afterwards, the subject property was landscaped and left vacant. No significant changes in use have occurred on the subject property since 1982 and the Plaza Triangle Park is used as a recreational area for barbecues and other events.
