Additional Property Attributes

This Phase I Environmental Site Assessment revealed the presence of the following recognized environmental conditions in connection with the subject property: � Historical Records research and Interviews indicate that, prior to the property�s current use, the subject property was occupied by an equipment rental business. Information gathered during an interview with one of the site tenants during the site reconnaissance indicates that during the time that the equipment rental company operated from the subject property, equipment was stored and maintained over bare soil throughout the subject property. Because of this practice, additional assessment should be conducted throughout the site and soil samples should be collected and analyzed for Polynuclear Aromatic Hydrocarbons PAHs, eight RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater. � Freeport-McMoRan Copper & Gold Inc. is assessing residential and commercial structures within the Ajo town site to determine whether historic mining- and smelter-related operations in Ajo have resulted in elevated concentrations of metals in the soil Assessment of the subject property has not been conducted. Prior to new development, additional assessment should be conducted and soil samples should be collected and analyzed for eight RCRA metals to identify potential impacts to soil and/or groundwater. A Phase II ESA was conducted on the property in August of 2011 to analyze for Polynuclear Aromatic Hydrocarbons (PAHs), Volatile Organic Compounds (VOCs), and 8 RCRA Metals to identify the potential impact to soil and/or groundwater. Arsenic, Barium, Chromium and Lead were found in several soil samples analyzed. However, none of the concentrations present in the samples were above the applicable State of Arizona non-residential or residential SRLs. No other metals, PAHs, or VOCs were present in the samples analyzed and the final Phase II report concluded that no additional investigation was necessary.

Former Use: In 1962, the subject property was vacant and undeveloped. In 1999, a 1,200 square foot commercial structure was constructed on the subject property and ABC Rentals, an equipment rental firm, began to conduct operations from the facility. In 2003, the eastern boundary of the subject property contained storage trailers and vehicles, equipment, and materials were stored on much of the subject property. AT Tire, an automotive repair business, acquired the facility in 2008, and the storage trailers, with the exception of two, located in the southeast portion of the subject property were removed. Furthermore, the materials and equipment being stored on the subject property were removed after the AT Tire acquisition. The canopy for the covered work area was constructed between 2003 and 2010. Presently, one of the storage trailers located on the subject property is used as a machine/welding shop and the other is used for storage. Additionally, the number of vehicles being stored on the subject property is significantly less than it was in 2003.
