Additional Property Attributes

The former Bayley Manufacturing Facility was assessed by the City of Springfield in anticipation of redevelopment to a Regional Cancer Treatment Center. The city and two local hospitals entered into a Redevelopment Agreement outlining the roles and responsibilities of each entity in preparing the downtown property for new development and then constructing the new facility. The property was remediated and prepared for new construction in less than a one year period. In addition, the site was the first to receive a Covenant Not to Sue from Ohio EPA under the VAP/MOA track. On August 6, 2004 the Springfield Regional Cancer Center opened its doors to begin treatment of local cancer patients. The redevelopment project leveraged over $10 million of private investment. The property has been redeveloped with modern health care as their primary focus, but the facility harkens back to the industrial operations that once occupied the land. Upgrades to the facility included wrought iron fencing around the healing gardens (building on the heritage of the Bayley Manufacturing Facility), limestone facade and arches (building on the HH Richardson architectural influences found in Springfield), and has a tranquil indoor decor that flows outside into the healing gardens (harkening to the Frank Lloyd Wright influence in the traditional industrial mansion district of Sprinfield's east side). Former Use: The former Bayley Manufacturing Facility operated during the last part of the 19th century and into the 20th century. The property was owned by the Bayley Company from initial development through the middle part of the 1980s. When Bayley closed, the property was purchased by private interests and used for limited commercial activity and cold storage warehousing. The property was not used to its highest and best use during the period between 1985 and 2002. (PPF - Bayley Manufacturing Facility, 11/16/06, revised)
