Additional Property Attributes

The City of Springfield partnered with the Community Improvement Corporation and negotiated cooperative access to the property to conduct Phase I and Phase II environmental site assessments. Upon conclusion of the site assessments, it was determined that the property would not be a high priority for remediation, as most of the property is covered by building, and very little evidence of contamination above state standards was found. The true contaminant at the property is asbestos. Early in 2005, the Turner Foundation purchased the property from private ownership. Currently, the Turner Foundation holds the property and plans to renovate the structure for mixed use commercial development with possible loft housing on the top two floors. Given the historic use of the building, the Foundation has chosen to renovate the existing building, capitalizing on the early 20th century architecture (including six story smoke stack) and re-utilizing the spacious interior by dividing it into commercial/office space and potential residential area. The City of Springfield will continue to work with the Turner Foundation to maximize the highest and best use of the property, but does not anticipate utilizing brownfield dollars to address environmental concerns in the future. Former Use: Casket manufacturing facility. The Former Metallic Casket Company operated at the turn of the 19th century into the 20th century. The plant closed mid-20th century and was purchased by a private party to be used as an industrial parts and cold storage warehouse. Given the historic use as a casket manufacturing facility, the property was identified as a priority for assessment within the Southwest Downtown Urban Renewal Area.
