Additional Property Attributes

Pima County completed a Phase I Environmental Site Assessment ESA of the subject property. This assessment revealed the presence of the following recognized environmental conditions in connection with the subject property: � Freeport-McMoRan Copper & Gold Inc. is assessing residential and commercial structures within the Ajo town site to determine whether historic mining- and smelter-related operations in Ajo have resulted in elevated concentrations of metals in the soil Assessment of the subject property has not been conducted. Prior to new development, additional assessment should be conducted and soil samples should be collected and analyzed for eight RCRA metals to identify potential impacts to soil and/or groundwater. � Numerous drums and containers were observed improperly stored west and north within several rooms of the western structure and on the soil and patio areas outside the western structure. Extensive stained soil and concrete was observed in these areas. The contents of the drums and containers should be characterized and properly disposed and soil samples should be collected and analyzed for volatile organic compounds VOCs and semi-volatile organic compounds SVOCs to identify potential impacts to soil and/or groundwater. � Two pole-mounted transformers were observed along the western boundary of the subject property. Labels were not observed on the transformers indicating that the transformers did not contain oil containing polychlorinated biphenyls PCBs. Soil samples should be collected at the base of the poles and analyzed for PCBs to identify potential impacts to the soil and/or groundwater due to potential leaks from the transformers. � Two areas that appeared were observed which appeared to be areas where waste materials had been disposed and a potential brick-lined sump in the northwest portion of the subject property. These areas should be excavated to evaluate whether waste materials had been disposed and soil samples should be collected and analyzed for VOCs, SVOCs, and 8 RCRA metals to identify potential impacts to the soil and/or groundwater from past disposal practices.

Former Use: The Life Enrichment Property consists of two parcels 401-17-0010 and 401-17-157E and covers approximately 0.39 acres. There are three structures located on the subject property. The eastern structure covers approximately 1,500 square feet and appears to have been used as a restaurant. Additionally, the eastern structure appears to be in the process of being renovated. The western structure covers approximately 2,500 square feet and was once used as a motel. The third structure is a small wooden storage shed located in the southwest portion of the subject property.
